  • Personal Service: Handing it to the tenant. Proof: Get a signed, dated witness statement.
  • Leaving at Property: Posting through letterbox/fixing to door. Proof: Photo/video (dated), witness statement confirming delivery. Check tenancy agreement terms on service.
  • First Class Post: Proof: Obtain free proof of postage from the Post Office. Service usually 'deemed' 2 business days later (check rules), but weaker proof of actual receipt.
  • Recorded Delivery: Proof: Signature on delivery. Risk: Tenant can refuse to sign. Often not the best sole method.
  • Process Server: Professional service. Proof: Provides a formal Statement/Certificate of Service (strong evidence). Cost: Involves a fee.

Key Tips: Serve all named tenants. Keep copies of the notice and all proof of service. Serve well in advance of needing the notice period to start. Don't leave service to chance!
