Serving a valid eviction notice (especially Section 21 in England/Wales) often depends on having provided other key documents earlier in the tenancy. Ensure your paperwork is in order before issuing notice.

Key Compliance Documents Checklist:

  • Tenancy Agreement: The signed, correct version.
  • Tenancy Deposit Protection Certificate & Prescribed Information: Proof of protection within 30 days (Eng/Wal).
  • 'How to Rent' Guide (Eng/Wal): Correct version provided at start.
  • Gas Safety Record (CP12): If applicable, provided before move-in and annually (Eng/Wal/Scot).
  • Energy Performance Certificate (EPC): Provided at start (Eng/Wal/Scot).
  • Electrical Installation Condition Report (EICR): Required for most tenancies in England & Scotland; provided to tenants. Wales has similar requirements under FFHH.
